Approval timeframes are the single most common reason a feasibility fails. Here is how we budget for them.

Most development feasibilities that come apart do so on time, not on price. A programme that assumes a clean approval leaves no room for the objection, the request for further information, or the referral that arrives in month five.

Across Banyule, Boroondara and the surrounding municipalities, a well-prepared application for a modest townhouse project is a multi-month exercise before a decision issues, and longer where a review follows. Overlays covering neighbourhood character, vegetation and heritage each add their own steps.

We budget for the realistic case rather than the best case, engage early with council officers rather than after lodgement, and design to the overlay rather than seeking to argue our way past it. It is slower on paper and faster in practice.
